Black Mould
Few things cause property owners to panic quite like spotting dark stains on a wall. The term "toxic black mould" is frequently used in headlines, leading to a lot of anxiety from people living with mould.
At Mould Remediators, we believe that proper remediation starts with accurate information. While any indoor mould growth should be handled professionally, understanding the science behind it can help you make calm, informed decisions about yourself and your property.

Common Misconceptions About Black Mould
Why "Black Mould" Grows in WA Properties
Mould spores exist everywhere in the outdoor environment across Western Australia. They only turn into an indoor structural issue when they find a consistent source of moisture and food.
The most common catalysts we encounter during our WA assessments include:
-
Rising and Penetrating Damp: Moisture seeping through concrete slabs or external brickwork.
-
Hidden Plumbing Leaks: Slow, undetected pipe failures behind walls, cabinetry or tiles.
-
Poor Ventilation: Trapped humidity in homes. Think water collecting on windows or mouldy bathroom ceilings.
-
Condensation Management Issues: High indoor humidity caused by unvented bathrooms, dryers or poorly maintained air conditioning systems.
* A Note on Indoor Health: If you are experiencing ongoing respiratory irritation, coughing, or sinus issues that seem to worsen when you are inside the property, it is always best to consult a medical professional alongside booking a property moisture assessment and mould remediation.
How Can We Help?
We've developed an assessment which we call our Mould Remediation Scope.
It's a simplified approach which helps to identify where moisture is coming from, how mould is impacting the house and occupants and what you need to do to address it.
Mould Remediation Scope
Our scope involves:
-
Investigation of moisture ingress and visual mould within the entire property.
-
Visual inspection
-
Thermal inspection and imaging
-
Moisture recording and Moisture mapping
-
Air quality testing, charged at $100 per sample:
-
Minimum of 2 samples required - one sample has to be taken outside to compare to the inside sample. We use a combination of swabs, tapes and air quality samples to establish the varieties and concentrations of the mould present in your property using an outside sample to establish the normal ecology (this is the mould that exists normally in your area). Using these samples a laboratory can establish the level of contamination present and compare it to what it should be. These are measured by using two standards- Australian Mould Guidelines and IICRC S520 Mould Standard.
-
-
A Basic Report including a plain-English interpretation of the Thermal Imaging, Moisture Mapping and Air quality data
-
Our Recommendations on how to prevent mould regrowth as per the S520 Standard
-
An estimate for the recommended works
This Scope is $630 inclusive of the two Air Quality Samples.
